Most people who book an inspection are in one of two situations. Either something is clearly happening and they cannot tell what, or somebody else — a landlord, a buyer, an agent, an environmental health officer — has asked for it in writing.

What is actually causing the problem. This matters more than it sounds, because several pests leave similar evidence and the treatments are not interchangeable. Mouse and rat droppings are told apart by size and shape; carpet moth and clothes moth damage look alike but occur in different places; bites can come from fleas, bed bugs or nothing at all.
Where the activity actually is, as opposed to where you have noticed it. Rodents in particular are usually seen at the edge of their range rather than at the centre of it, and the same is true of insects.
Where they are living, nesting or breeding. This is the part that decides whether a treatment works, because treating the place you saw the pest rather than the place it lives is why problems recur.
How they are getting in. Gaps around pipe entries and cabling, air bricks, damaged vents, gaps under doors, defective drain covers, overhanging branches to a roof, gaps at the eaves. On rodent work this is frequently the most valuable part of the report.
The things making the property attractive or accessible — food waste, standing water, dense vegetation against walls, a neighbouring problem, a fault in the drainage.
What treatment is appropriate, what proofing work is worth doing, and in what order. Where the right answer is a builder or a drainage contractor rather than a pest controller, we will say so.
That last line matters. A survey that quietly omits the parts nobody could get to is not a survey, it is a walk round.
