How Much Does a Pest Inspection Cost in Cambridge?

Most people who book an inspection are in one of two situations. Either something is clearly happening and they cannot tell what, or somebody else — a landlord, a buyer, an agent, an environmental health officer — has asked for it in writing.

When an Inspection Is the Right First Step

• Noises in the loft or behind a wall, with nothing visible
• Droppings you have found but cannot identify
• Damage — gnawed packaging, holes in fabric, disturbed insulation — with no obvious culprit
• Unexplained bites, where you need to establish whether there is an insect problem at all
• A recurring problem that keeps coming back after treatment, where the question is how they are getting in
• A property purchase, or a tenancy dispute, where you need the position documented
• A business that needs a documented assessment for its own records

What the Survey Covers

Identification

What is actually causing the problem. This matters more than it sounds, because several pests leave similar evidence and the treatments are not interchangeable. Mouse and rat droppings are told apart by size and shape; carpet moth and clothes moth damage look alike but occur in different places; bites can come from fleas, bed bugs or nothing at all.

Extent and location

Where the activity actually is, as opposed to where you have noticed it. Rodents in particular are usually seen at the edge of their range rather than at the centre of it, and the same is true of insects.

Harbourage

Where they are living, nesting or breeding. This is the part that decides whether a treatment works, because treating the place you saw the pest rather than the place it lives is why problems recur.

Access points

How they are getting in. Gaps around pipe entries and cabling, air bricks, damaged vents, gaps under doors, defective drain covers, overhanging branches to a roof, gaps at the eaves. On rodent work this is frequently the most valuable part of the report.

Contributing factors

The things making the property attractive or accessible — food waste, standing water, dense vegetation against walls, a neighbouring problem, a fault in the drainage.

Recommendations

What treatment is appropriate, what proofing work is worth doing, and in what order. Where the right answer is a builder or a drainage contractor rather than a pest controller, we will say so.

What You Get at the End

• A written report of what was found, where, and what it indicates
• Photographs where there is something worth showing you
• Identification of the species where that can be established
• A list of access points and recommended proofing
• Recommended treatment, with the price, so you can decide
• A note of anything that could not be accessed, and why

That last line matters. A survey that quietly omits the parts nobody could get to is not a survey, it is a walk round.

What an Inspection Cannot Do

Worth being straight about the limits.

• It records the position on the day. Pest activity changes, and a clear survey in March is not a warranty for July.
• It covers what can be safely accessed. Sealed voids, inaccessible sub-floors and unsafe roof spaces are noted rather than inspected.
• It is not a structural or building survey, and it is not a drainage survey — though it will tell you when one of those is what you actually need.
• It cannot always give a species-level identification from damage alone. Where it cannot, the report says so.

Before We Arrive

Small things that make the survey more useful:

• Do not clean up the evidence. Droppings, damage and dead insects are the most useful things in the property. Photograph anything you have already cleared.
• Write down when and where. Times of day, which rooms, what the weather was doing. Patterns are informative.
• Clear access to the loft hatch, the airing cupboard, and under the kitchen units.
• Keep anything you have found — an insect in a jar or a bag settles an identification question in seconds.
