A room, for pricing, is a space where bed bugs are living and which needs treating in its own right. Usually that is a bedroom. It can also be a living room with a sofa someone has been sleeping on, or a box room with a day bed.

Halls, landings and stairs are not counted as rooms. If we treat along a landing skirting because activity has reached it, that does not add £80 to your total.

The count follows the evidence, not the size of the property. A four-bedroom house with bed bugs in one bedroom is a one-room job. A one-bedroom flat can be a two-room job if someone has been sleeping in the lounge since the bites began.

The room count is found, not chosen. We count the rooms where the inspection finds bed bugs and tell you the total before we start. Leaving an affected room out to make the figure smaller is the surest way to end up paying for the job twice.

The Thing That Most Often Adds a Room

Plenty of jobs that end up at two or three rooms started as one. The usual reason is completely understandable: somebody is bitten, decides they cannot face that bed, and moves to the spare room or the sofa. The bed bugs, which are drawn to wherever a person sleeps, gradually move too.

If you have not moved yet, please do not. Each move risks another room on the job and another £80 on the price. If you already have, tell us where everyone has slept since the bites started, so those places get checked rather than guessed at.

In a shared house each affected bedroom is priced as a room, and kitchens and bathrooms are rarely involved. Per-room pricing makes a multi-room job easy to follow, which helps when a landlord and tenants are working out between them what was treated.
