Why a Shared Building Is Different

• The voids are continuous. A floor void, a ceiling void or a roof space frequently runs the length of a terrace or a block, whatever the deeds say
• Service risers connect everything vertically — soil pipes, water, gas, electrical and data runs pass through party walls and floors
• Party walls are rarely sealed at every penetration, and BPCA put a mouse at a gap of 5mm
• Waste and bin stores are shared, which is often where the food actually is
• Communal areas belong to nobody in practice — risers, cupboards, corridors and lofts

What Is Worth Doing Anyway

1. Proof your own boundary properly. Where the source is not yours to fix, the barrier is the important half: metal at every service penetration, party wall breach and void connection you can reach.
2. Seal food and remove harbourage so your side is the less attractive of the two.
3. Treat what is inside, so you are not living with it in the meantime.
4. Get it documented. A written record of what was found and where the evidence points is what you need for any conversation with anybody else.

Who Actually Needs to Act

• A managing agent or freeholder, where the block has common parts. Usually the right route in a flat, and frequently their responsibility rather than yours
• Your landlord, where the issue is a structural defect
• The neighbouring occupier, where the conversation is likely to be a reasonable one

The Case for Treating the Building

Where a managing agent or a group of neighbours can be persuaded to treat the building rather than one home, it works, and it usually costs each party less than repeated individual treatments do. It is worth raising, because the alternative is everybody paying separately, repeatedly, for a job that keeps being undone.
