Why Do Rats Keep Returning to the Same Huntingdon Property?

The animals are replaceable. Remove them and, if nothing else changed, others use the same space within weeks. What is not replaceable is what the property provides, and there are only three items on that list.
One: A Way In
BPCA put a rat's requirement at a gap of 15mm, and their advice is to eliminate gaps around pipes and under sheds. Treatment does not close any of them, which is why proofing exists as a separate job.
- Pipe and cable entries — under the sink, behind the boiler, at the mains
- Air bricks with cracked or missing covers
- Under an external door where the threshold has worn
- Where the floor meets the wall on older property
- Around soil and waste pipes through a wall
- The eaves and roofline, reached from a fence, drainpipe or branch
- Drainage defects, which are a category of their own
Two: Something to Eat
- Spilled seed under a bird feeder. The commonest rat attractant in a domestic garden by a distance, and the easiest to fix
- Pet food or bird seed in bags rather than sealed hard containers
- Bin bags on the ground, or bins whose lids do not close
- Cooked food, meat or bread in a compost heap
- Fallen fruit left where it drops
- Chicken runs, hutches and aviaries, and the feed around them
Three: Somewhere to Live
- Decking with an accessible void underneath
- Sheds and summerhouses standing on bearers
- Dense ground cover, ivy, brambles and long grass at a boundary
- Log piles, rubble and stacked material against a wall
- Disused outbuildings, unopened garages and old vehicles
- Banks, ditches and overgrown corners
Remove any one of the three and the property becomes markedly less attractive. Remove none of them and you are buying a treatment on a schedule. Two of the three cost nothing at all to deal with, which is why this is the most useful conversation we have with anybody who has had rats twice.
Why Your Neighbours Are Not the Explanation
It is tempting to conclude that the problem is next door, and occasionally it is. Much more often, two adjacent properties with the same neighbours and the same surroundings have different outcomes because one of them has a bird feeder over a lawn, a shed on bearers and a gap at the boiler pipe, and the other does not.
The Order to Do It In
- Food first. Free, immediate, and it starts working the same day.
- Harbourage second. Also free, and it changes the property permanently.
- Treatment, to deal with what is already there.
- Confirm the property is clear.
- Proofing last, and never before — sealing an active population in traps them in the structure.

Why does my property keep getting rats when my neighbours do not?
Because it is offering a way in, a food source or harbourage, usually more than one. The animals are replaceable; what the property provides is not, until somebody deals with it.
What is the single most useful thing I can change?
