Why Do Rats Keep Returning to the Same Wisbech Property?

A good number of the calls we take between September and December come from people who had exactly the same problem the previous year, and the one before. The timing is the clue.

What Changes in Autumn

• Temperature. A building is warm and the outside is not. That is most of it
• Food outdoors becomes scarcer. The natural supply that supported an outdoor population through summer thins out
• Harvest and ground work. Cutting, clearing and disturbance move established populations
• Vegetation dies back, removing cover and pushing animals towards structures
• Wet ground. Burrows in a bank or a border become considerably less attractive than a dry floor void
• Heating comes on, and a warm cavity, loft or under-floor void becomes an obvious destination

Which Makes the Pattern Diagnostic

A property with a genuinely closed structure does not develop rats in October, because there is nowhere for them to go. So a reliable autumn recurrence is close to proof that a route is still open, and it tells you where to spend the money.

What to Do in September Rather Than November

1. Walk the outside of the building and note every gap: pipe and cable entries, air bricks, door thresholds, soffits, cavity openings at ground level, drainage covers.
2. Get it proofed — metal, not filler — while the building is empty of rodents. Late summer is the ideal window precisely because there is usually nothing inside to seal in.
3. Clear the harbourage: log piles, dense cover, rubbish against a wall, material stacked in a shed base.
4. Deal with the food: bird feeders, compost, bins, animal feed. Autumn is when it starts to matter most.
5. Cut back branches and climbing plants that reach the roof.

The Economics of Doing It in Advance

Proofing an empty building is straightforward and priced by time. Dealing with an established population in December is a treatment, plus the follow-up visits, plus the proofing afterwards anyway, plus whatever has been gnawed in the meantime.

If this is the third autumn in a row, the useful conversation is not about what to treat with. It is about what is still open.

And If It Is Already November

Then treat first, confirm the property is clear, and proof afterwards — in that order, because sealing an active population inside causes a worse problem than it solves. Put the proofing in the diary rather than leaving it, because the following September is when it stops being an annual event.
