Why the location of the noise is not the location of the problem. A ceiling void heard from one office may be entered from the waste area at the other end of the building, or from the neighbouring unit through a party wall the void passes straight through. Treating the room the noise is in is treating a symptom — and it is the commonest reason a commercial rodent problem recurs.

What to Do About It
- Log it: where, when, what it sounded like, who heard it. In a commercial setting the log is part of the answer.
- Establish how far the void runs — the building drawings, or a look above a ceiling tile at each end.
- Look for physical evidence above ceiling tiles, in risers, in plant rooms and at goods-in.
- Do not put down a retail product and do not deal with it quietly.
- Get it surveyed and documented, because that record is what an inspector or an auditor will ask for.
The Neighbour Question
In a parade, an industrial terrace or a mixed-use block, it is worth knowing what is next door. A food business, a waste area or an empty unit on the other side of a party wall changes the diagnosis, and a treatment confined to your unit will not hold if the void passes through.
Where that is the situation we will say so in writing, and a document setting out why a building-wide approach is needed is frequently what actually moves a managing agent.
And the Reason Not to Leave It
Cable. Rodents gnaw, and a commercial ceiling void or riser carries power, data and fire alarm runs across the whole building. Stripped insulation on any of it is a risk in a building full of people, and it is entirely out of sight.

We can hear scratching above the ceiling tiles. What is it?
Light, fast movement after dark is usually mice. The more important question is how far that ceiling void runs, because it frequently crosses unit boundaries.
Why does treating our unit not fix it?
Because the void it is in probably passes through the party wall. A treated unit beside an untreated one gets repopulated.
Should we deal with it in-house?
We would advise not. An undocumented attempt with a retail product leaves nothing to show an inspector, and that absence causes more difficulty than the rodents do.
How urgent is it?
Ceiling voids and risers carry power, data and fire alarm cabling across the whole building, and rodents gnaw. That is the reason not to leave it.
