Not Included
- Proofing. Priced separately by time. That is deliberate — it means you are not paying us for work your own roofer could do, and you can see what each half of the job costs.
- Roofing work. Repointing a verge, rebedding ridge tiles, replacing rotten soffits or barge boards, anything needing scaffolding. That is a roofer, and we will say so rather than charge you by the hour to patch around it.
- Replacement insulation. Insulation torn up and nested in has stopped performing and is usually worth replacing, and that is an insulation contractor rather than us.
- Electrical work. If cable has been gnawed, that is an electrician, and it is worth doing rather than leaving.
Why we split it up rather than quoting one big number. A bundled price sounds simpler and it hides which parts you could get done more cheaply elsewhere. Setting out the boundaries means you can have your own roofer do the roofline and your own electrician check the cable, and pay us only for the part that is actually pest control.
What Changes the Scope
- More than one roof space, or a building with separate voids
- A commercial or institutional building, where the roofline is considerably longer
- Access that needs equipment beyond a ladder
- A second species present as well, which is a second job
- Something protected in the roof, which stops the job entirely
In every one of those cases you are told before anything is booked, not afterwards. That is the whole point of a fixed price — if the job is not the standard job, you find out at the quoting stage.
And the Free Part
Cutting back the branch, taking the ivy off the wall, moving the bin store away from the building. Nobody charges for that and it is frequently the most effective single thing done to the property. We will tell you which of them applies to yours.
